BEGA North America, a California-based architectural lighting company, has selected a 153,000-square-foot manufacturing facility within McWhinney’s Baseline Industrial innovation district situated on 160th Street in Broomfield. BEGA will occupy the entirety of Baseline’s second industrial building, allowing the company to flex and accommodate future growth on-site.

“Baseline Industrial not only offered the right expansion opportunity for our organization and our employees, but it also was the right community fit,” BEGA President, Don Kinderdick said. “We were seeking more than a building and found an innovation district that’s part of a larger community, filled with planned amenities, trails, conveniences, and most importantly, a shared
vision for sustainability. With this second location, we look forward to supporting future light technology advancement within Colorado that will benefit our customers globally.”

BEGA North America is a multimillion-dollar corporation that develops and produces high-quality luminaires for virtually all areas of interior and exterior architecture, servicing all of North and Central America. Its primary North American manufacturing facility and corporate headquarters are located in Carpinteria, California with its international headquarters based in Menden,
Germany.

McWhinney broke ground in May on an additional 306,000 square feet of industrial offerings, adding two more Class-A spec buildings at 153,000 square feet each, to serve discerning flex-industrial users in advanced manufacturing, aerospace, food distribution and similar fields. These buildings will be rich in amenities and elevated design features, including increased glazing, roll-up doors, solar readiness, and outdoor gathering areas in Baseline’s thriving business hub. McWhinney completed its first speculative industrial building in 2018 at Baseline which currently serves OED, CML Security and Rig Up.

McWhinney’s 200,000-square-foot build-to-suit distribution center was completed in 2021. Broker partner CBRE assisted with the lease transaction on the BEGA building. Jeremy Kroner, first vice president with CBRE commented, “BEGA is an ideal tenant for Baseline as the organization is aligned with McWhinney’s goals for creating a sense of community and prioritizing
sustainability. We are seeing more tenants consider aspects of their real estate outside the typical realm of square footage and clear heights. Baseline is a great fit for companies looking to enhance their employee experience in hand with their production capabilities.”

“Broomfield’s continued strong economic growth and Baseline’s amenities and proximity to the north Denver metro transportation corridor are key factors in the community’s continued development,” said Kyle Harris, general manager and senior vice president for master-planned communities at McWhinney. “We’ve been intentional about increasing our innovation district footprint to accommodate a variety of local and national companies’ expansion needs, and we look forward to the economic impact tenants will bring to the state’s strongest-growing region.”

Colorado-based developer McWhinney continues to expand its industrial portfolio along the Front Range, focused on increasing industrial, warehouse, cold-storage and distribution flex facilities where a growing number of technology, bioscience and manufacturing-focused companies are looking to locate and/or expand.

“We are seeing tremendous growth and demand in the market for new Class-A flex space,” said Clyde Wood, vice president of commercial and mixed-use development at McWhinney. “We expect that our master-planned communities will continue to attract discerning tenants based on our best-in-class buildings, community amenities and flexibility to accommodate a broad range of users and their evolving needs.”
