Elsy Studios, a Denver‐based full-service commercial interior design firm, recently completed the new 7,255-square-foot Colorado headquarters for Hines within the global real estate investment, development and management firm’s new 1144 Fifteenth Street building in downtown Denver.
Located on 15th Street between Arapahoe and Lawrence Streets, 1144 Fifteenth Street is the first high-rise office development in Denver in more than 30 years. Hines developed and owns the 40-story Class AA office tower, which was completed in 2018.
“We’ve had the privilege of working with Hines in several of their developments over the last few years, and we knew they were passionate about great design,” said Campbell Lloyd, senior project manager at Elsy Studios and lead designer on the Hines project. “The 1144 Fifteenth Street building is a spectacular addition to the Denver skyline and a perfect expression of the forward-thinking Hines brand. Their new space is designed to highlight the best features of the building, while supporting their business objectives and enhancing their company culture.”
Located on the 36th floor, Hines’ new local headquarters houses both the company’s development and property management teams, totaling 22 employees. The design maximizes the impact of 10-foot, floor-to-ceiling windows with offices placed along the exterior, offering sweeping views of downtown Denver and the Rocky Mountains.
Glass fronts throughout the interior keep the space light and bright. Detailing on the interior glass was inspired by the lines of the exterior glass mullions, which evolved into a design statement that ensures the interior feels connected to the core and shell. The two wings of the space are anchored by a central hub featuring a large conference room and stylish break room, providing ample opportunities for employee connection.
“Our goal with the new Hines Colorado headquarters was to create a collaborative environment that reflects the quality and iconic design that are synonymous with our developments,” said Michael Bjes, senior construction manager at Hines. “Having worked with Elsy Studios previously, we were confident in their ability to effectively translate our vision into a design that was both functional and inspiring, and the result has surpassed all expectations.”
In addition to JHL Constructors, Elsy worked with any ELEMENTS to deliver the space. To date, Elsy Studios has completed three interior design projects for tenants in 1144 Fifteenth Street, including Hines’ space, with two more in progress.
