RTD Vote to Turn Underutilized Parking Lots into Affordable Housing

RTD Board of Directors will vote today on a resolution that would turn some empty Park-N-Ride parking lots into affordable housing. The proposal comes in response to a recent RTD study on parking utilization in the metro area that suggests that developers are building more parking than they actually need. RTD’s analysis of peak parking demand shows that market-rate properties provide 40 percent more parking than residents use, and income-restricted properties provide 50 percent more parking than residents use.

RTD research shows:

  • 61 percent of low-income households have no car, while 93 percent of market- rate households have at least one car.
  • 63 percent of low-income households ride the bus once a week or more, while 88 percent of market-rate households ride the bus once a week or less.
  • 57 percent of low-income households ride the train once a week or more, while 73 percent of market-rate households ride the train once a week or less.
