Evergreen Devco, Inc., a leader in retail, multifamily, and industrial real estate development, broke ground on July 1 on Erie Highlands, a neighborhood retail commercial development located at the southwest corner of Country Road 5 and Erie Parkway in Erie.

The 12.71-acre development will provide much-needed dining options and retail services to serve the Town of Erie’s rapidly expanding residential base and the adjacent Erie High School community. Evergreen Devco strategically acquired the prime site in January 2025 and commenced construction this month to meet growing demand in one of Colorado’s fastest-expanding municipalities.

“We’re excited to officially begin construction on Erie Highlands, marking an important milestone in bringing this essential community resource to Erie,” said Erika Shorter, principal at Evergreen Devco. “This development will become a vital community gathering place, providing residents and students with the dining and retail options they need as Erie continues its remarkable growth trajectory.”

The development addresses a need in Erie, where the population has nearly doubled over the past decade, creating demand for additional retail and dining infrastructure. The town’s remarkable growth trajectory is demonstrated by the success of nearby Nine Mile Corner, a thriving mixed-use development at the intersection of Arapahoe Road and U.S. 287. That 48-acre project, which resulted from a successful public-private partnership among the Town of Erie, the town’s Urban Renewal Authority, and Evergreen Devco, has become a cornerstone of the community’s commercial landscape and a testament to the area’s continued expansion potential.

Golden Triangle Construction has been selected to execute the on-site and off-site horizontal infrastructure development, and Legend Partners is the leasing firm marketing the project.

Erie Highlands represents Evergreen Devco’s continued commitment to strategic development in high-growth Colorado markets, building on the company’s proven track record of successful retail and mixed-use projects throughout the region.
