Denver-based Cardinal Group Companies, a leading multifamily management, investment, and development firm, has selected Aigentless, an AI-driven proptech startup redefining the apartment tour experience, as its exclusive provider of self-guided tours in a three-year national partnership. Cardinal expects to deploy Aigentless across its entire 100,000-plus bed portfolio this school year.
As part of their partnership, Cardinal Group and Aigentless have also co-developed a custom version of the Aigentless platform to meet the unique needs of the student housing sector. Aigentless will integrate its products with EliseAI’s LeasingAI and VoiceAI solutions on Cardinal Group’s CX3 centralized operations platform.
“We’re always looking for ways to enhance the resident and prospect experience while making our teams more efficient through AI-powered workflows,” said Alex O’Brien, CEO of Cardinal Group Companies. “Aigentless fits perfectly within our CX3 ecosystem, unlocking the full value of the platform by extending our ability to deliver the personalized, on-demand leasing experiences residents want. By integrating Aigentless alongside our existing tools, we’re creating a more seamless and intelligent leasing journey that aligns with the evolving expectations of today’s students. This also ensures our prospects who prefer agent-led tours are getting even more focus and a better customer experience from our on-site leasing teams, while also freeing up teams to deliver more high-touch interactions for our residents.”
Cardinal Group’s CX3 centralized platform is an industry-leading model that optimizes technology to support property management teams in various operational functions, including leasing, resident communications, rent collection and more. As one of the top three largest property managers in the student housing sector, Cardinal has leveraged this platform to enhance resident engagement, improve employee retention and increase rent collections across its portfolio.
Launched in late 2024, Aigentless has experienced exponential growth in the multifamily and build-to-rent sectors and is on track to reach 30,000 units by the end of 2025. Its mobile app allows prospective residents to tour communities in person at any time, without the need for a leasing agent. AI integration answers questions, personalizes the experience in real-time and guides users through the next steps. Nearly 80% of applications originate from same-day walkthroughs, underscoring the platform’s ability to drive fast conversions.
“Aigentless unlocks the full potential of in-person, self-guided tours in a way no other platform does, which is why we’ve expanded so quickly within just a year of launching and attracted partners like Cardinal Group, one of the biggest names in student housing,” said Bella Campise, co-founder and CEO of Aigentless. “For student housing owners and operators, leasing velocity is everything, and Aigentless is built around the expectations of today’s mobile-first generation. This partnership reflects growing demand across the multifamily industry, particularly among student housing communities with residents who expect a faster, more intuitive leasing journey.”
Built to address gaps in current self-guided tour offerings, Aigentless tours are customized for every property and include enhanced wayfinding, videos representing the lifestyle at the property and real-time interaction with the platform’s GenAI-powered assistant, Leasa. Insights enable responsiveness to prospect needs and preferences, such as emphasizing certain unit features or amenities, or suggesting alternative units within the property or the owner’s portfolio. In-house success managers apply the human touch by monitoring chats and conducting personalized follow-ups to ensure a seamless experience. The Aigentless platform lowers costs for ownership through staffing efficiencies, freeing up leasing teams to focus on providing concierge-level service that aids in conversion.
“Through our partnership with Cardinal, we are alleviating some of the greatest pain points of leasing for student housing, such as constricted leasing cycles, high turnover and the added impact of guarantors,” said Frank Campise, co-founder and COO of Aigentless. “We’ve done so by delivering a platform that brings greater engagement and data-driven insights to self-guided tours, making them more robust for prospective residents and the family members who are involved in their decisions, and resulting in faster and increased conversions for owners and operators.”
