Construction of 125,985 SF Industrial Warehouse Project Underway in Arvada

A joint venture of Los-Angeles-based PCCP and Denver-based Confluent Development has announced the speculative development of Westside 64th, a Class A, 125,985-square-foot warehouse located at 6653 Fig Street in Arvada. The project includes 1.9 acres of secure yard space and is located four miles north of I-70 and within Denver’s West submarket. 

Construction has commenced with completion anticipated in late 2026. 

Situated on a 10-acre site, the 32-foot clear height building will feature 36 dock-high doors, four grade-level drive-in doors, a 130-foot truck court, and two points of ingress and egress. The site’s Light Industrial zoning allows a portion of the land to be used as yard space, enabling a secure, fenced 1.9-acre crushed gravel yard, a rare offering in Jefferson County.   

“We believe that Westside 64th represents an opportunity to partner with Confluent Development to deliver new industrial product with secured yard space in one of Denver’s most supply-constrained submarkets,” said Matt Cochran, managing director with PCCP. “With a vacancy rate near 2% and a demand for Class A inventory, PCCP expects West Denver to continue to attract durable, locally driven demand.”

The project is well-located 16 miles west of downtown Denver in Jefferson County and is within four miles of I-70, 12 miles from the I-25/I-70 interchange, and 10 miles from the 470 loop, providing regional connectivity throughout the Denver MSA. The West Denver submarket is among the tightest industrial submarkets in the region, with a vacancy rate of approximately 1.6% across 11.3 million sf of industrial space, according to CBRE’s Q3 2025 figures. The submarket is characterized by limited industrial-zoned land and proximity to high-income residential neighborhoods, and with much of the existing inventory consisting of older Class B product, Westside 64th will deliver modern Class A space that is well aligned with current tenant demand.
