Developers Land $74M Refinance for Tree Farm Lofts in Basalt

Dallas-based Realty Capital Residential and Lang Partners have secured refinancing for Tree Farm Lofts, a 196-unit multi-family project located in the Tree Farm mixed-use community in the Roaring Fork Valley of Colorado.

Lument arranged the $74 million refinance loan provided by Ladder Capital Finance. Civitas Capital Group had the prior loan. The project’s first phase opened in November 2023, and the final phase delivered in December 2024. Today, the community is 95% leased.

“Tree Farm Lofts is designed to appeal to a broad range of residents,” said Zack Conley, development manager for Realty Capital Residential. “From local workforce to those downsizing from single-family homes, the project has thrived as the housing market continues to flourish and supply lags behind the demand in the Valley. This strategy has produced a diverse tenant mix, including residents working in hospitality, finance, healthcare, as well as self-employed individuals and retirees.”

“The project stands out for several reason: its central location across from Willits Town Center, convenient access to the RFTA express bus stops, top-of-the line finishes and amenities, and wide variety of unit types and pricing options,” Zack Conley added.

Tree Farm Lofts is a part of the 40-acre Tree Farm mixed-use development anchored by Kodiak Ski Lake which includes the Hoffman Hotel, a Hilton Tapestry Collection Hotel, the future Kodiak Club and Residences, shops, restaurants, offices, and condos. Conveniently located between Glenwood Springs and Aspen and across Highway 82 from Willits Town Center, Tree Farm Lofts provides access to world-class recreational attractions and diverse employment opportunities.  

Residences range in size from 485 square feet to 1,978 square feet and include a mix of studios, one-bedroom, two-bedroom, and four-bedroom floor plans with underground parking and private garages. 40 affordable housing units for rent are offered within the Eagle County Affordable Housing Guidelines. Tree Farm Lofts is the only apartment community with a lakefront, resort-style pool and spas in the Roaring Fork Valley. Community amenities include co-working space with a coffee bar, a sky lounge with mountain views, fitness center, a pet wash, and bike, kayak, golf, and ski storage.

Residences feature quartz countertops, high-end appliances, and expansive windows and balconies providing spectacular views of the surrounding mountains and Kodiak Ski Lake.

Managing Director of Realty Capital Residential and former Aspen resident, Richard Myers, was first introduced to the Tree Farm in 2012 and Realty Capital Residential’s involvement in the multifamily development began in 2019.
