Four Seasons Private Residences Proposed in Cherry Creek

A major new luxury residential concept is emerging in Cherry Creek North, with plans submitted for Four Seasons Private Residences Cherry Creek, a branded condominium project that promises to add a new layer of upscale living to one of Denver’s most desirable neighborhoods.

Developers recently filed updated design plans with the City and County of Denver, marking a significant pivot from an earlier multifamily apartment project to an exclusive, branded condominium offering. The proposal, located on the 200 block of Detroit Street, signals strong confidence in the demand for luxury homeownership in Cherry Creek.

The project envisions an eight-story building with approximately 41–42 residences, replacing a stretch of low-rise retail buildings on Detroit Street. According to city filings and design submissions, the residences will occupy floors two through seven, while ground-floor space will be activated with a residential lobby and curated retail. Two levels of underground parking are planned to support resident and retail needs. 

According to concept plans, the development team is Stillwater Capital, a Dallas-based real estate investment and development firm leading the project, and Wexford Real Estate Investors, a Florida-based investment partner. Local partner firms are Brue Baukol Capital Partners and Zabel Investment Company.

Notable elements of the proposed design include:

  • A mix of luxury condo sizes—from well-appointed homes for downsizers to larger, more expansive units toward the top of the building. 
  • top-level amenity deck with pool, fitness facilities, spa-like spaces, and outdoor gathering areas tailored to a full-service lifestyle. 
  • Architectural enhancements such as increased balcony sizes, larger windows for daylight access, and refined façade materials that marry natural stone and modern detailing. 

Across the street at 280 Detroit Street, a dedicated Four Seasons Private Residences sales center is also proposed.

If approved, the Cherry Creek condo project will mark Denver’s second Four Seasons–branded residential property, joining the established Four Seasons Hotel and Private Residences downtown at 1111 14th Street.

The development arrives amid a broader wave of branded luxury residential interest in Cherry Creek. Just blocks away, the Waldorf Astoria Residences Denver Cherry Creek recently broke ground at 185 North Steele Street, adding another globally recognized name to the neighborhood’s luxury roster. 

As plans progress through Denver’s design review process, the development community will be watching closely. With multiple layers of review and approvals still ahead, no construction timeline has been announced—but the project’s movement through permitting suggests growing momentum behind Cherry Creek’s evolution as a luxury residential hub.
