Evergreen Devco, Inc., a leading retail and multifamily development company, has broken ground on a Sprouts Farmer’s Market-anchored shopping center on the northeast corner of 56th Avenue and Tower Road in Denver.
The development site, which Evergreen closed escrow on the 8.375-acre land purchase in December 2020, will feature one multi-tenant building and six accompanying retail pads. In addition, Evergreen will complete common area and off-site improvements.
“This site is primed for development with desirable tenants to meet today’s market need and future growth in the Green Valley Ranch area,” said Erika Shorter, vice president of Colorado Acquisitions for Evergreen. “This project will provide much needed retail, restaurant and service amenities for the neighborhood, given the site is within walking distance to the adjacent subdivisions and apartment community as well as its close proximity to the airport and the new Gaylord Rockies Hotel and Convention Center.”
The Sprouts Farmers Market, an Arizona-based chain specializing in organic and natural foods, will be located at 5670 N. Tower Road and occupy 23,300 square feet. Sprouts construction is expected to begin in March with Kansas City-based BRR Architecture providing the grocery design.
“A cohesive aesthetic has been designed for the shopping center with key elements derived from Sprouts, including wood paneling, metal columns and decorative lighting,” said Tyler Carlson, managing principal of Evergreen. “This shopping center will blend a great looking exterior design with pedestrian-friendly plazas and attractive landscaping to create a pleasant locale for customers, the community and retailers.”
The multi-tenant shops building, totaling 8,224 square feet, will be adjacent to Sprouts. Denver-based G3 Architecture, Inc., is designing the shops and construction is expected to begin in April. Development of the Sprouts building, shops building and common area improvements are expected to be completed by October 2021. The general contractor for the site construction is Denver-based Catamount Constructors.
The shopping center is located adjacent to Outlook Gateway, a 324-unit apartment community completed by Evergreen in 2020, and only three miles from the new Gaylord Rockies Hotel and Convention Center and nine miles from Denver International Airport.
