Farrington Construction Management has completed West Holden Place, the largest high-density modular construction housing project in the City of Denver. Located in the Sun Valley neighborhood, West Holden Place is a six-story, 77-unit multifamily development that offers attainable rental housing for households earning 80–120% AMI. The development features 1- and 2-bedroom units ranging from 500–1,000 square feet. FCM’s use of modular construction, in which a development is built off-site in sections, signals an innovative, affordable approach to addressing the housing crisis.
“I’ve been building apartments in Colorado for twenty years, and modular is the most exciting thing to happen to this market,” said Eric Farrington, owner of Farrington Construction Management. “The efficiency in modular multifamily comes from the design and the manufacturing. We are seeing high density modular multifamily come in 15-20% cheaper than conventionally built, and we can build it 40% faster.”
At the offsite location, each section of a modular housing development is fully built to contain all interior components, features, and finishes. The completed sections are delivered to the project site, where the foundation was laid during section construction. The sections are then assembled to construct the finished development. By consolidating construction at an offsite location, FCM can quickly and proficiently build the components of a high density development like West Holden Place, resulting in energy-efficient, modern, and affordable residences.
On May 9, 2025, West Holden Place was the site where Colorado Governor Jared Polis signed into law SB25-002, also known as the Regional Building Codes for Factory-Built Structures bill. This bill removes regulatory redundancies for factory-built structures such as modular multifamily housing and tiny homes, allowing for faster, more efficient construction to meet the state’s growing demand for affordable housing.
“West Holden Place is the nineteenth multifamily project I’ve built, and it has been the most exciting of them all,” Farrington said. “Modular forces real partnerships between developer, design staff, subcontractors, and GCs. It’s a lot like building conventional multifamily in Colorado was ten years ago.”
According to Farrington, conventional multifamily, commercial, and TI projects will continue to be integral to Farrington Construction Management. However, based on the success of West Holden Place, Farrington is committed to remaining the area leader in modular multifamily construction.
