The Denver Housing Authority’s (DHA) new live-work townhomes are now available for rent in the Sun Valley neighborhood’s Joli and Sol buildings. These thoughtfully designed two-story units feature flexible ground-floor spaces ideal for small businesses, studios, or offices, paired with comfortable living quarters above, creating a unique opportunity for residents to both live and work within Denver’s most vibrant new neighborhood.
“One of the really unique pieces about Denver’s new Sun Valley neighborhood is the affordability of residential units combined with commercial space,” DHA Chief Executive Officer Joaquín Cintrón Vega said. “Both Sol and Joli offer live-work townhomes at prices that work for home-based business owners.”
Joli, located at 988 Bryant Street, is a vibrant mixed-income community that offers 133 housing options, including seven live-work townhomes with one-to-three-bedroom floor plans. Five of the live-work townhomes are offered at rents of $1,925 to $2,575, and the other two are one-bedroom, two-bathroom floor plans that are income restricted to households earning less than 80% of the current Median Income Area (AMI), or $1,760 per month.
The Joli site also hosts a Food Incubator that will begin operations in 2026. The Food Incubator will include a commissary kitchen to support local food trucks along with on-site food and beverage stalls.
Sol Apartments, located at 2699 W. 10th Avenue, offers 169 housing options, including 12 market-rate live-work townhomes. Residents can enjoy amenities such as a fitness center, rooftop lounge, co-working space, and a welcoming community room. The grounds feature plazas, a sundial, a neighborhood-serving playground, and direct access to the South Platte Regional Trail.
“The live-work units are two-story townhomes that provide an opportunity for a renter to have a retail or office space on the ground floor, with the luxury of living in the upper space for a very integrated experience,” said Erin Clark, DHA chief real estate investment officer. “The market rate rent is purposefully affordable. For example, a three-bedroom, three-bathroom unit facing the future Sun Valley Riverfront Park leases for $2,575 per month.”
The Sun Valley Redevelopment is made possible through a $34 million Choice Neighborhoods Implementation grant awarded by HUD in 2016 as well as over $60 million through the DHA Delivers for Denver (D3) bond program with the City of Denver, which DHA has leveraged into over $500 million in new development. DHA has replaced the 333-unit former Sun Valley Homes public housing with:
• Seven new multifamily buildings serving 965 households earning between 20%-100% of the area median income (AMI).
• Live-work townhomes at Joli and Sol and a food incubator that will open in 2026.
• Critical community investments such as the Decatur Fresh Market and a Grow Garden provide healthy food options in the Sun Valley neighborhood.
• Significant infrastructure improvements to enhance mobility, accessibility, and connectivity throughout Sun Valley.
Adjacent to the live-work townhomes, DHA and the City and County of Denver are developing the Sun Valley Riverfront Park as an essential green space to support the broader vision to revitalize the South Platte River as a public amenity and community hub.
