Occupancy at 1125 Seventeenth Street Tops 80%

Hines, the global real estate investment manager, announced that 1125 Seventeenth Street has signed 66,000 square feet of new leases in 2025, pushing occupancy at the recently renovated downtown Denver office tower to over 80%. The surge in leasing activity reflects the property’s appeal to a diverse mix of industries.

Among the new activity at 1125 Seventeenth Street, Guzman Energy, a wholesale power provider, has expanded its footprint in the building by 5,000 square feet to now occupy an entire floor, totaling 21,000 square feet. Kurtz Fargo, Colorado’s largest locally owned and Colorado-focused accounting firm, has leased 7,000 square feet for its accounting operations. Additionally, a business technology firm has signed a lease for 28,000 square feet and various law firms have leased a combined total of 27,000 square feet of space.

The surge in leasing comes as 1125 Seventeenth Street completes a transformative renovation and welcomes the highly anticipated opening of HashTAG by Chef Troy Guard. The acclaimed brunch and happy hour destination officially opened late April, bringing fresh energy and new dining options to both tenants and the downtown community. The new flagship location features a rooftop patio with sweeping city views, extended hours and a lively atmosphere.

1125 Seventeenth Street’s recent $25 million renovation introduced a reimagined lobby with high-end finishes and dedicated concierge services, a new tenant lounge, executive board room, conference facilities, and a state-of-the-art wellness center featuring spa-quality locker rooms and fully equipped mother’s rooms. The upgrades also include 4,000 square feet of ground-level meeting and collaboration spaces, a vibrant 2,000-square-foot outdoor area highlighted by a 150-foot custom mural by Denver’s Magik Studios, outdoor terraces—including a private 4,000-square-foot work and lounge terrace—multiple pre-function spaces overlooking Skyline Park, and an upgraded sports court for basketball and pickleball. The executive underground garage entry features an arrival lounge with daily refreshments, and curated gallery art throughout the building enhances its creative atmosphere.
