$107M Mixed-Use Project Set to Revitalize Parker’s Mainstreet

Rockefeller Group, a leading U.S. property developer, and Colorado-based multifamily, senior, workforce and affordable housing developer MGL Partners, have formed a joint venture partnership to develop a luxury apartment community in the rapidly growing Denver suburb of Parker. Dubbed The Juniper on Mainstreet, the property is set on 8.1 acres on Mainstreet in the heart of downtown Parker and adjacent to the Sulphur Gulch Trail. The project will include 264 apartments and 13,900 square feet of highly desirable, pedestrian-friendly retail and restaurant space. Construction is underway now and expected to be completed in Q2 2025.

The Juniper on Mainstreet will incorporate a wide range of lifestyle amenities designed to meet demand in the popular suburb of Denver. Between 2010 and 2020, Parker’s population increased 23% and the town continues to experience steady growth.

The Juniper on Mainstreet will offer high-quality housing well positioned to surrounding amenities and just a 12-minute drive from the Denver Tech Center, metro Denver’s largest employment base.”

The project, which is located at the intersection of Mainstreet and South Pine Drive, is set to introduce two four-story Class-A buildings and will be the first ever Class-A apartment/retail project in Parker’s historic downtown. The development will include more than 400 covered and surface parking spaces, along with approximately 13,900 square feet of retail space. The community will boast a range of thoughtfully curated amenities, including a clubhouse, two fitness centers, a pool and spa, co-working areas, conference facilities, a mail room, dog park, and access to outdoor green space.

Rockefeller Group and MGL worked closely with the Town of Parker on approvals for this project. The Town of Parker has made substantial infrastructure improvements and invested in the vibrancy of their downtown while still maintaining Mainstreet’s distinctive character.  

The project further provides access to the Sulphur Gulch Trail, a 4.39-mile paved trail for bicyclists, pedestrians and equestrians, plus access to Cherry Creek Reservoir via Cherry Creek Trail, putting the best of Colorado’s famed natural resources at residents’ doorsteps.   

The joint venture has retained Parker-based Trevey Commercial Real Estate to market the available retail space, led by a team including Mitch Trevey, Heath Honbarrier, Nick Beach and Dustyn Connelley. 

“The strategically positioned retail space is a vital component of the project, connecting the project to the Parker community along Mainstreet and across from the PACE Performing Arts Center,” said Mitch Trevey, managing director of Trevey Commercial Real Estate, which is serving as the broker on the retail portion of the community. “Beyond the convenience of ground-floor retail for residents, the activated street level amenities will be additive to the Mainstreet experience for the neighborhood. We anticipate the opportunity for Class-A retail along Mainstreet, combined with the growing commercial appeal of Parker, to meet strong demand from a variety of retailers and restaurants.”     

Denver-based Santulan Architecture designed the project and B.C. Builders is the general contractor. Rockefeller Group and MGL Partners represented themselves on the purchase of the 8-acre parcel.
