Marking a major investment in the Littleton area, Deer Creek Commerce Center commenced construction today, May 29, at the intersection of C-470 and South Kipling Parkway. This project aims to cater to the changing needs of businesses seeking Class A industrial space. With its prime location, cutting-edge facilities, and capacity to stimulate economic growth, Deer Creek Commerce Center is poised to become a cornerstone of success for the region.
Acquired by Confluent Development in 2022, Deer Creek Commerce Center will offer 175,000 square feet of space between two buildings and a range of suite sizes accommodating users from 20,000 square feet to 175,000 square feet. Notable features include ESFR sprinklers, 28-foot clear heights and two buildings designed to deliver unmatched visibility along the southwest 470 corridor.
Future occupants will have access to a host of amenities designed to provide convenience and enhance their business operations. These amenities include access to 250 parking spots, immediate highway access, with visibility to 64,000 vehicles per day, and convenient proximity to Littleton.
“Deer Creek Commerce Center represents our continued commitment to meeting the evolving demands for class A industrial properties head-on, providing businesses with the modern, high-quality facilities they need to thrive,” said Cadie Crean, development director at Confluent Development. “As we celebrate the groundbreaking milestone for this project, we’re confident it will not only influence the future of industrial opportunities in this region but also serve as a catalyst for meaningful economic growth.”
Tyler Carner, Jeremy Ballenger and Jessica Ostermick of CBRE represent leasing for Deer Creek Commerce Center. Project partner Murray & Stafford will lead the construction as the general contractor for the two buildings. Ware Malcomb is the architect.
Celeste Tanner, president/chief development officer of Confluent Development, added, “The need for a product like this in Jefferson County has only increased. When we deliver, we are going to have a combination of clear height, trailer parking, highway visibility, incredible mountain views and amenities that modern tenants in distribution and tech are looking for. This is going to be a unique opportunity to bring them into the Southwest market.”
Deer Creek Commerce Center is expected to be completed in April 2025.
