30-Story Office Tower Proposed for 1901 Arapahoe

Chicago-based architecture firm Goettsch Partners submitted plans last week on behalf of the developer, Chicago-based Riverside Investment & Development, for a 30-story office tower to be built at 1901 Arapahoe.

The undeveloped parcel of land is currently occupied by a surface parking lot owned by Paradise Land Company. Plans are preliminary but call for 9,500 square feet of ground-floor retail, 630 parking spaces and 135 bike parking spaces.

Two other projects have been proposed for this site in the last few years — a two-tower residential development and a 40-story residential development, both of which did not make it past the planning phase.
