Regency Partners has closed on the land that will deliver 540 units of transit adjacent housing at the RTD RidgeGate Station on the east side of I-25 just south of RidgeGate Parkway. Construction is expected to begin this summer and will be completed by Shaw Construction in two phases with the first residents occupying the buildings in 2023.
“The RidgeGate Station Apartments are one of the first projects to take shape on RidgeGate’s east side and will help to anchor the southern district of the Lone Tree City Center,” said Keith Simon, executive vice president and director of development for Coventry Development Corporation, the master developer for RidgeGate. “These highly-amenitized homes will create an upscale rental option for people looking to live, work, and play in the rapidly growing RidgeGate community.”
As one of the first RidgeGate development projects on the east side of I-25, this project aims to set a standard of excellence for others to follow. The overall intent is to create a mixed-use, transit-oriented project that provides well-designed interior living spaces and high-quality outdoor amenity spaces in a location close to employment, recreation, retail, and entertainment. The project consists of 540 rental apartments, four commercial lease spaces, a grab-n-go café, and a variety of amenity options for residents, all directly adjacent to the RidgeGate Station light rail station.
The first phase consists of the eastern half of the site and includes three residential buildings and one structured parking garage. The second phase is comprised of the western half of the site, which includes another three residential buildings and a structured parking garage. The two blocks are divided by an amenitized private street that is anticipated to be closed periodically for events and markets. These apartments are just north of Koelbel and Company’s recently announced affordable housing project, making both a part of the southern district of the highly anticipated Lone Tree City Center.

RidgeGate is continuing to grow and evolve—residential neighborhoods are being built near the thousands of acres of natural open space, parks, and trails, making it easy for people to enjoy the outdoors. The west side is nearly complete and is home to over 6,000 residents and 10,000 new jobs. On the east side of the community, three residential projects are approved and under construction resulting in over 2,500 new homes upon completion. RidgeGate continued the construction of over $40 million in public infrastructure work during the pandemic, keeping workers employed and staying on track with pre-development infrastructure. RidgeGate will soon announce its providers to build out a state-of-the-art fiber optic and 5G wireless network on the east side to support residents and businesses who, now more than ever, need best-in-class digital connectivity.
