Brinkman Closes Sale of Arvada’s First Hotel

Brinkman Real Estate and Colmena Group, a Salt Lake City-based real estate firm, have completed the sale of Hilton Garden Inn Arvada, a legacy hospitality asset originally developed in 2017. The property was sold to Olympia Hospitality, a nationally recognized hotel investor and operator, reflecting strong asset performance and favorable market timing.

The transaction is part of a broader strategic plan by Brinkman Real Estate to streamline its portfolio and focus exclusively on multifamily investments. The capital generated from the sale will be redeployed into the firm’s targeted acquisition strategy, which prioritizes value-add and core-plus multifamily communities in high-growth markets across the Intermountain West.

With more than $815 million in total transaction volume and $600 million in assets under management, Brinkman Real Estate has built a strong track record across 23 markets in seven states. This latest disposition reflects the firm’s continued discipline in optimizing portfolio performance while scaling its multifamily platform.

As the first hotel in downtown Arvada, the project fulfilled a long-term civic vision to support economic growth and urban vibrancy in the area through a collaborative partnership between the City of Arvada, the Arvada Urban Renewal Authority (AURA), Renascent Hospitality, Colmena Group, and Brinkman Real Estate. The 85,244-square-foot hotel includes 139 rooms and offers a full suite of amenities, including an indoor pool, fitness center, pet-friendly accommodations, meeting rooms, and an on-site restaurant, The Garden Grille and Bar. 

The sale was brokered by Melvin Chu, James Stockdale, and James Bermingham with JLL’s Hotels & Hospitality Group.
