Marriott’s First Hotel in Fraser Valley Breaks Ground

WalshDupart and Koelbel and Company have broken ground on a new SpringHill Suites in Fraser, Colo. Located at the intersection of Rendezvous Road and Highway 40, close to numerous restaurants and local attractions, the new 103-unit all-suite hotel will be the first Marriott-branded, premium hotel in the Winter Park/Fraser area.

Koelbel and Company, developers of Rendezvous, Grand Elk, and Arrow in the Fraser Valley, has been investing in the region for more than 25 years and has owned the land for this project for over 20 years. The project will feature a custom interior and exterior design representing the incredible history of the Fraser Valley with a nod to ranching and fishing in a comfortable lodge aesthetic. The hotel will feature an outdoor pool overlooking the Continental Divide, an expansive fitness center, and a public bar.

The general contractor is New Generation Construction and the architect is The Richardson Design Partnership. The hotel is scheduled to open in early 2027.

The new SpringHill Suites will fill a much-needed niche for branded hotel product in Fraser and Winter Park, with the closest Marriott properties over an hour away in Frisco, Steamboat Springs, or the Front Range. Fraser and Winter Park are highly sought-after mountain destinations with significant growth in the valley, including substantial investment at the Winter Park Ski Resort, Alterra (operator of Winter Park Ski Resort), is spending significant capital to improve snowmaking infrastructure, expand skiable terrain, and add new base areas. Not solely a ski market, Fraser is also close to Rocky Mountain National Park (the 5th most visited park in the country), the popular summer destination of Grand Lake, and countless wedding venues with no associated lodging. In addition to year-round leisure demand generators, commercial growth in the Fraser Valley is significant, including the construction of a new hospital directly across the highway from the site.
