Stream Realty Partners, a national commercial real estate firm offering an integrated platform of services, has been awarded the leasing and property management assignment for Picadilly Crossing, a new two-building, Class A industrial development in Aurora. The project, developed by Brennan Investment Group, will add more than half a million square feet of premier industrial space to Denver’s Interstate 70 East submarket upon its anticipated delivery in the fourth quarter of 2026.
Located at 21051 and 21201 E. 6th Avenue, Picadilly Crossing will offer up to 513,000 square feet of flexible industrial space for sale or lease. Designed by Ware Malcomb and constructed by Brinkmann Constructors, the development features two state-of-the-art buildings with 32-foot clear heights, 50- to 52-foot column spacing, and 260-foot building depths. Both buildings will be demisable to ±40,000 square feet, accommodating a wide range of tenant needs, and include dedicated trailer parking for efficient logistics operations.
The property’s low mill levy of 113 mills provides a cost advantage for tenants, while the forthcoming Picadilly Interchange will offer immediate access to Interstate 70, enhancing connectivity to the region’s major transportation corridors. Picadilly Crossing is also located less than 15 minutes from Denver International Airport, making it an ideal location for distribution, e-commerce, and manufacturing users serving the Rocky Mountain Region.
