255 Fillmore in Cherry Creek Sells for $92.5M

255 Fillmore, an approximately 100,000-square-foot Class AA office and retail mixed-use asset in Denver’s Cherry Creek neighborhood, has sold for $92.5 million to a Dallas-based high-net-worth family office that identified the opportunity and guided the acquisition as part of a broader strategy to build a diversified portfolio of core real estate assets.

Newmark Executive Vice Chairman Tim Richey represented the seller, BMC Investments, in the transaction. Newmark Executive Vice Chairman and Head of International Capital Markets Alex Foshay and Co-Head of U.S. Capital Markets Kevin Shannon also supported the transaction. Lincoln Property Company served as investment advisor.

Delivered in 2024, 255 Fillmore comprises approximately 90,000 square feet of premier office space and 10,000 square feet of experiential ground-floor retail. The seven-story property is 100% leased to multiple prominent office tenants and three retail/restaurant tenants, including the renowned Le Colonial restaurant

Located in the heart of Cherry Creek, one of Denver’s most established and affluent mixed-use neighborhoods, 255 Fillmore benefits from exceptional walkability with immediate access to high-end retail, dining and residential offerings. The submarket continues to benefit from a sustained flight to quality, as tenants across Denver increasingly prioritize newly delivered Class AA office space to attract employees back to the workplace.

According to Newmark Research, Cherry Creek remains the top-performing office submarket in Denver, with Class A/A+ vacancy at 1.3% as of 1Q26, the lowest in the market. The submarket also commands the highest asking rents in Denver at $72.50 per square foot for Class A/A+ space – 57.0% above the market average – reflecting sustained demand for premier product. Development activity remains highly concentrated in Cherry Creek, where nearly all office projects under construction are over 90% pre-leased, underscoring limited near-term supply and supporting a positive outlook for high-quality office assets across the broader Denver market.
