Greeley Student Housing Asset Trades for $16.7M

The Transwestern National Student Housing team has brokered the disposition of University Flats, a 262-bed student housing community at 1758 6th Avenue in Greeley, Colorado. 1758 6th Avenue, LLC purchased the property for $16,474,500 or $62,879 per bed.

Transwestern Senior Managing Directors Mike McGaughy, CCIM, and Jon Kleinberg, and Vice President John Blackshire executed the transaction on behalf of the seller, a lender-controlled REO ownership entity, via the RI Marketplace commercial real estate auction platform.

Built in 2014 and designed by Archshop Architects, University Flats consists of eight buildings with a combination of two and three-bedroom units.

At the time of sale, the property was 97% occupied and 84% pre-leased for the 2026/2027 academic year, presenting a compelling investment with an attractive basis well below market replacement cost. With only one purpose-built competitor, no comparable new supply, and extensive recent capital improvements, the property offers new ownership, durable income and long-term growth potential.

Serving University of Northern Colorado (UNC) students, University Flats is ideally located three blocks from campus and is surrounded by a robust amenity base, including national retailers and grocery and convenience stores. UNC benefits from stable enrollment and limited on-campus housing, supporting consistent off-campus demand. In 2025, the school enrolled more than 8,800 students and contributed over $500 million to the local economy.
