$65M Loan Arranged for Cherry Creek North Mixed-Use Property

200 & 250 Columbine, owned by Crescent Real Estate LLC, has secured new financing, signaling continued investor and lender confidence in the Cherry Creek North mixed-use property.

Denver County records show that a deed of trust recorded July 30 identifies SouthState Bank as the lender behind a $65 million loan for the Columbine properties, with a maturity date of July 2031.

200 & 250 Columbine St. features 91,208 square feet of office space (75% of the building) and 30,782 square feet of retail space (25% of the property). Built in 2015, the eight-story building is 100% leased to a diverse tenant mix of 23 tenants. 

The property is strategically positioned in the heart of Cherry Creek North, Denver’s premier shopping and lifestyle district. The submarket benefits from the strongest demographics in the Denver metro, with access to over 1,900 luxury residential units, 200+ shopping and dining destinations, and a highly educated workforce. Cherry Creek North’s Class A office submarket boasts a vacancy rate of just 1.3% with average asking rents of $56 per square foot, while the Class A retail submarket maintains a 0.2% vacancy rate with $84 per square foot average asking rents.

Cherry Creek North office vacancy rate was 1.3% in 2025, according to the local improvement district.

The JLL Capital Markets team representing the borrower included Senior Managing Directors Leon McBroom and Jim Curtin and Vice President Emily Goldsberry.

Legend Partners is currently listing the former SOL restaurant space at 200 Columbine for lease, with Peter Pavlakis and Kelly Greene handling the assignment. The listing highlights prime corner frontage along the highest pedestrian corridor in Cherry Creek North, existing full-service bar infrastructure, and efficient kitchen layout. The space also offers two private dining rooms with full AV—Ideal for events and group dining revenue.
