Leasing Activity Reflects Continued Occupier Demand at 1800 Larimer

In the past 12 months, Newmark has facilitated approximately 125,000 square feet of office leasing activity at 1800 Larimer Street, a 22-story, Class AA office tower in downtown Denver. The activity encompasses eight transactions, including new leases and renewals.

Among the transactions are commitments from Morrison & Foerster LLP, Ballard Spahr LLP, BOOTS Construction Company, The Boettcher Foundation, First American Heritage Title Company and Kaplan Kirsch. Newmark also renewed its full-floor office at 1800 Larimer under a long-term lease.

Vice Chairman Jamie Gard, Senior Managing Director Whitney Hake and Associate Director Grace Lessard serve as the exclusive leasing agents for the property, which is owned by an affiliate of Blackstone, and operated locally by Beacon Capital Partners.

“These transactions reflect occupiers’ continued commitment to both 1800 Larimer and downtown Denver,” said Hake. “We’re seeing sustained interest from tenants seeking high-quality office environments that combine modern amenities, exceptional accessibility and strong institutional backing. As flight-to-quality trends continue, properties like 1800 Larimer remain well positioned to attract organizations prioritizing quality, amenities and location.”

The leasing momentum builds on a significant $13 million renovation program completed by Beacon Capital Partners in 2024, which included a reinvented two-story lobby, an enhanced amenity center with a boardroom, training room, and tenant lounge, an upgraded fitness center with locker rooms, and improvements to the 17,000-square-foot terrace. Additional enhancements are planned, including move-in-ready spec suites.

Located at the intersection of Denver’s Central Business District and the Lower Downtown (LoDo) neighborhood, 1800 Larimer offers convenient access to Union Station, Interstate 25 and some of downtown’s most sought-after dining, entertainment and retail destinations, including 16th Street, Larimer Square and Dairy Block.

The property features floor-to-ceiling windows with panoramic Rocky Mountain views, on-site dining, covered garage parking with electric vehicle charging stations and secure bicycle storage.

According to Newmark Research, downtown Denver office availability remained relatively stable during the first quarter of 2026 for both direct and sublease space despite elevated leasing activity and continued market adjustments. At the same time, premier Class A office properties have continued to outperform the broader market, posting positive occupancy gains as tenants increasingly prioritize quality, amenities and location in their workplace decisions.
