The Colorado Housing and Finance Authority (CHFA) has announced the closing of a $10 million construction loan to Habitat for Humanity of Metro Denver to support The Prosper at Golden, a planned affordable condominium development in Golden.

Financing was provided through CHFA’s Drive It Home – Construction Loans program, which offers below-market interest rates to homebuilders constructing for-sale homes at affordable prices for Colorado buyers. The program is supported by a $50 million bond investment from the Colorado state treasurer, authorized through Colorado Senate Bill 25-006. The program is expected to support the construction of 182 affordable for-sale homes statewide.

“In communities where rising home prices have put homeownership out of reach for many Coloradans, developments like The Prosper create meaningful opportunities for people to purchase a home and build long-term stability,” said Thomas Bryan, executive director and CEO of CHFA. “CHFA is glad to partner with Habitat for Humanity of Metro Denver and the many organizations helping bring these 40 affordable homes to Golden.”

The Prosper will be located at 817 14th St. in Golden, near the Colorado School of Mines campus. The site was sold to Habitat for Humanity of Metro Denver below market value by Calvary Church, a local faith community.

The development will include 40 condominiums with a mix of one- and two-bedroom units priced below $300,000. Homes will be available to buyers earning at or below 100% of the area median income (AMI), or approximately $115,000 annually for a two-person household.

The project is being co-developed by Shanahan Development and Habitat for Humanity of Metro Denver, a nonprofit organization that builds, preserves, and promotes affordable homeownership opportunities throughout the region. Denver-based BVH Architecture is the architect for the project.

“The Prosper at Golden represents an exciting opportunity to expand affordable homeownership in Golden, a community where more than 95% of the workforce lives outside the city, as housing costs are increasingly out of reach,” said Jaime G. Gomez, CEO of Habitat for Humanity of Metro Denver. “This project reflects how Habitat Metro Denver is responding to evolving housing needs, ensuring that more people can afford to live and work in the communities they help make vibrant. We are deeply grateful to CHFA for being an exceptional partner whose leadership and commitment to affordable housing have helped make this vision possible.”

Additional project partners include the Colorado Department of Local Affairs, the Colorado Office of Economic Development and International Trade, the City of Golden, Jefferson County, the Golden Downtown Development Authority, Colorado Gives Foundation and Foothills Regional Housing.

Habitat estimates that applications for homes at The Prosper will open in mid-2027, with the development expected to be completed later that year. More information, including a link to sign up for project updates and future purchasing opportunities, is available on the Habitat for Humanity of Metro Denver website.
