Apartment Project Including Live-Work and Affordable Units Breaks Ground in Downtown Denver

Serving as the developer, design-builder, interior designer, architect and structural engineer of record, The Opus Group has officially started the construction of KALACO Apartments, a 280-unit multifamily development across the street from the Auraria Campus in downtown Denver at the southwest intersection of Colfax and Kalamath.

The seven-story apartment building will offer studios, one-bedroom, two-bedroom, and three-bedroom apartments, as well as live-work units, which will allow residents to operate a business on the first floor with favorable business lease rates. Opus worked with the City of Denver Department of Housing Stability (HOST) and Neighborhood Equity and Stabilization (NEST) on the project. Ten percent of the apartments will be affordable to households earning 60 to 80 percent of the area median income.

Residents will enjoy an unobstructed view of downtown Denver and the Front Range, with easy access to the RTD Auraria West light rail station and Interstate-25. The Art District on Santa Fe, with galleries, restaurants, and specialty shops, is a five-minute walk, and access to the Cherry Creek Trail is one block from the apartment building.

Residents will have access to a full set of amenities, including a clubroom on the top floor, a green roof deck, a multi-level fitness center, an oversized pool, and a 2,100-square-foot first-floor co-working space. The building will also offer gallery space to promote the work of local artists. Additional amenities include an outdoor yoga area, multiple grilling stations and indoor-outdoor community fireplaces. Pet amenities include a dog grooming area and an onsite dog run. The development will include a two-level parking ramp, as well as secure ski and bicycle storage rooms.

“We are very excited to deliver much-needed housing and retail to this vital corner that is just two blocks from the Art District on Santa Fe,” said Joe Swensson, senior manager of real estate development at Opus. “We view KALACO Apartments as the gateway to the Art District on Santa Fe and the La Alma/Lincoln Park community. Early in the project, the development team met with the local neighborhood organization on numerous occasions to establish a collaborative relationship with all stakeholders. It was important for Opus to create a project that will have a positive impact on the local community, which is why we are including affordable housing, live-work units, and neighborhood-serving retail.”

The project is scheduled for completion in March 2024.
