Manchester Apartments, a 101-unit residential high-rise at 2030 E. 11th Ave. in Denver, has sold for $23 million to Denver-based property management company RedPeak. The transaction marks the first time the property has changed hands since its development in 1973.
Overlooking the Denver Botanic Gardens and Cheesman Park, Manchester Apartments occupies a distinctive position in one of Denver’s established residential neighborhoods.
Originally designed by late architect Roland Wilson, The Manchester will be the sixth Roland Wilson-designed community to be owned and operated by RedPeak. The company’s familiarity with these special communities, combined with a long-term ownership approach, brings a unique familiarity to the acquisition and a deep appreciation for the character of the community.
“We’re thrilled to add The Manchester to our portfolio, especially in today’s challenging capital markets environment,” said Craig Kalman, RedPeak’s senior vice president and chief investment officer. “This acquisition speaks to RedPeak’s long-term mindset, disciplined investment approach, and confidence in finding the right opportunities regardless of market conditions.”
The property offers an indoor pool — a hallmark of Roland Wilson designs — along with several other amenities: a sun deck, fitness area, lounge, pool tables, racquetball and basketball courts, and other community amenities. Each unit offers expansive balconies, city/mountain views, individual heating and cooling, and each of the six penthouse units provide in-unit washers and dryers, with laundry rooms on each floor of the building.
Craig Stack, Bill Morkes and Nate Moyer, senior vice presidents with Colliers’ CO Multifamily Advisors team, were involved in facilitating the transaction.
“Manchester Apartments is a distinctive property with a rich history in Denver,” said Craig Stack. “Having the opportunity to facilitate the sale of a property that has remained under the same ownership since 1973 is a unique milestone. Its location overlooking the Botanic Gardens and Cheesman Park makes it a particularly special asset.”
The sale highlights the enduring appeal of established multifamily properties in Denver, particularly those with recognizable identities, established amenities and prominent locations.
RedPeak officially assumed ownership of The Manchester on October 15, 2026.
