Arista 36, developed by LaPour in partnership with EastGroup Properties, today was named the 2026 Commercial Development of the Year CoStar Impact Award winner in the Denver market. Winners were chosen for their growth, diversification, and ability to overcome unique challenges in their markets. The award-winning projects were selected from a panel of more than 600 industry professionals drawn from each respective market.
Developed along the US-36 corridor between Denver and Boulder, Arista 36 is a three-building, 359,800-square-foot industrial complex designed to meet growing demand from aerospace, defense, life sciences, advanced manufacturing, and R&D users. Completed in the second half of 2025, the project transformed a previously underutilized site into a modern industrial park offering institutional-grade design, sustainable infrastructure, and access to a highly skilled workforce while offering lifestyle amenities for human resource recruitment and retention.
The development overcame significant challenges, including complex topographical and geotechnical conditions, evolving utility requirements, and broader macroeconomic pressures such as supply chain disruptions and rising material costs. Arista 36 features rear-load buildings, expansive truck courts, flexible tenant configurations, and enhanced amenities including bike storage, EV charging infrastructure, robust power capability, access to 2,400 linear feet of regional trail connectivity and more than 10 acres of landscaped open space. Its proximity to over 2,250 residential units within a one-mile radius further supports workforce accessibility.
