Avison Young has been selected to market Access 25 Logistics Park, the only dual rail-served industrial park in the greater Denver MSA. The 300-acre project is located in the epicenter of Colorado’s commerce corridor and is anchored by The Home Depot’s award-winning flatbed rail-served distribution center. Developed by owner Broe Real Estate Group, Access 25 Logistics Park is a build-to-suit project that was the 2022 NAIOP Industrial Development of the Year.
“Industry leaders like The Home Depot demand exceptional market access and, with its unparalleled rail, interstate, and state highway connectivity, Access 25 Logistics Park delivers,” said Broe Real Estate Group Senior Vice President Chris Tecu. “Our award-winning park combines the best access to markets, labor, and supply chains. We have a great story to tell and Avison Young is the ideal partner to tell it.”
Avison Young Principal Dawn McCombs and Associate Ryan Almaleh of the firm’s Denver Industrial Services team have been tapped to market Access 25 Logistics Park to a national audience. The park’s dynamic location and accessibility advantages have attracted distribution hubs for The Home Depot and its immediate neighbor FedEx. Designed to meet the needs of modern logistics and distribution companies, Access 25 Logistics Park offers rail and non-rail sites that support facilities ranging from 200,000 square feet to 2 million square feet. Upon full build-out, the 300-acre park will exceed 3 million sf.
“We are pleased to have been selected to market this Class A logistics center that offers area users flexible site configurations, build-to-suit opportunities, on-site dual rail service with connectivity to western U.S. ports, and access to a vibrant labor market,” said McCombs.
Located between CR 34 and CR 36 along the I-25 corridor, Access 25 Logistics Park provides direct rail connections to two Class I railroads: BNSF Railway Company (BNSF) and Union Pacific (UP). The project offers efficient access to three interstates, three state highways, Denver International Airport, and multiple corporate airports. Further enhancing the region’s accessibility is the planned addition of an access road bisecting the park that streamlines interstate connectivity to Colorado’s busiest north-south corridor, I-25 – the transportation artery that connects Denver, Colorado Springs, and Fort Collins. Construction of High Plains Boulevard (CR 9.5), an integral part of the regional transportation system, is expected to be completed in spring 2025.
Almaleh added, “Access 25 provides unequaled access for companies looking to optimize their supply chain operations in the Rocky Mountain region.”
The park’s strategic location in Mead, Colorado, provides exceptional market access, workforce density, and economic opportunity. Access 25 Logistics Park is equidistant to three of the region’s major markets – Denver, Boulder, and Loveland/Fort Collins – unlocking robust access to a skilled and educated workforce from north metro Denver and northern Colorado. In tandem with state, county, and local economic partners, Broe Real Estate Group has formed a rapid response development team capable of delivering any project, regardless the size or specialization, on-time and on-budget.
The Town of Mead’s central location at the intersection of Boulder County, Weld County, and the Denver MSA combines strong infrastructure and quality of life to make it a top destination for businesses and job seekers alike. Mead’s 5.9% sales tax offers further financial benefit. These market strengths fuel sustained prosperity and population growth. Since 2010, Colorado has added nearly 745,000 new residents, with Mead being one of the fastest-growing areas within Colorado’s fastest-growing county. Local leaders plan more than 20,000 new residential units to further strengthen the region’s workforce pipeline.
