Black Creek Group Purchase Two Industrial Facilities
Valwood Crossroads, a brand new, Class A, state-of-the-art, fully leased, two-building industrial park totaling 618,052 square feet in the Dallas-Fort Worth community of Carrollton, Texas. The seller was Core5 Industrial Partners, which developed the property in 2019. A sale price was not disclosed.
Valwood Crossroads features both cross-dock and rear-load buildings, clear heights ranging from 32 to 36 feet, 138 dock-high doors, six drive-in doors, deep truck courts, ESFR sprinkler systems and low office finish. Both buildings are fully leased to Smith System Manufacturing Company, a Texas-based furniture manufacturer that serves the K-12 school furniture market across the country.
“Investors found great value in the combination of e-commerce tenancy, market leading facility design and a vibrant Indianapolis industrial market,” Halaburt said.
Eaglepoint Six is a new, fully leased, Class A, 690,702-square-foot industrial facility in the Indianapolis community of Brownsburg, Indiana. JLL marketed the property on behalf of the seller, a partnership between Washington Capital Management on behalf of a client and Becknell Industrial.
Eaglepoint Six is home to Radial Inc., a leader in omnichannel commerce technology and operations, and serves as its largest facility in the U.S. Completed in 2019, the facility features 36-foot clear height, four drive-in doors, 52 dock-high doors (expandable to 134), ESFR sprinkler system, LED lighting and office space.
