Brinkmann Constructors recently completed the construction of a four-story affordable housing community in Denver’s Central Park neighborhood and broke ground on two speculative warehouses on a 169-acre site in Aurora.
Northfield Flats, Denver
In partnership with Brinshore Development and Mile High Development, Brinkmann completed the construction of Northfield Flats.
Consisting of 129 residential units, this new development offers a diverse range of apartment options, including one-, two-, and three-bedroom layouts for individuals in the 30 to 80 percent AMI range.
Sustainability and modern infrastructure were key components of this project. The roof truss design, electrical gear and condensing unit layouts were designed to accommodate the future addition of a PV array. Twenty percent of the parking stalls offer electric vehicle charging and the remaining 80 percent of the stalls are equipped to accommodate additional charging stations.
Amenities include a community room, fitness area, and a bike storage space. The location offers easy access to major highways I-70 and I-270, surrounding high-frequency bus lines, and the Central Park Station commuter rail.
Aero 70, Aurora
In partnership with United Properties, Brinkmann has broken ground on Aero 70. Spanning 817,500 square feet, the project includes the construction of two speculative warehouses, over-lot grading and pad preparation for two future buildings, and associated private site civil infrastructure. Additionally, Brinkmann will build nearly two miles of public off-site infrastructure, including roads and utilities, to connect the site to the city’s existing systems.
The development of Aero 70 will occur in two phases:
Phase I: Industrial development
The first phase will deliver two 400,000-square-foot cross-dock industrial buildings, divisible from 100,000 square feet and up. These buildings will feature abundant trailer parking, exceptional highway visibility and direct access to the new interchange.
Phase II: Future development
Phase II will develop an additional 65.73 acres, conceptually designed to accommodate up to 1.1 million sq. ft. of cross-dock space, with flexibility for future expansion depending on market conditions.
The site is also within a designated Opportunity Zone and Enterprise Zone, which offers significant economic incentives for future tenants and potential tax savings for owners.
