CBRE has arranged a new 56,650-square-foot lease for an industrial space at 335 Centennial to Metron Farnier, a provider of AI-enabled water management solutions.

Tyler CarnerJeremy Ballenger and Jeremy Kroner of CBRE represented the landlord, WSRE CP Centennial Investors LLC, a subsidiary of Walton Street Capital.

“We’re thrilled that Metron chose to relocate to the Centennial Valley,” said CBRE’s Kroner. “Their presence will only strengthen Louisville’s strong advanced manufacturing ecosystem, while bringing additional innovation and jobs to the community. We look forward to watching them thrive in their new home.”

Located at 335 Centennial Parkway, the building features four industrial spaces on the first floor with a 17,179-square-foot office on the second floor.

Metron Farnier’s space features two dock-high doors and a 28’ clear height. The building was built in 1995 and renovated in 2019 to include dock-high loading, building signage and modern finishes. The updates also included a new façade and entryway, parking improvements, a steel-framed canopy and an aluminum storefront.

Industrial leasing activity in the Denver metro area kept up with supply in 2024, with 12.6 million sq. ft. of leases signed, a 47.8% increase from 2023, according to CBRE Research. New leases or expansions accounted for 65.8% of total activity last year.

Situated in the high-tech hub of Boulder at the foot of the Rocky Mountains, Metron has been in business for over three decades. At the forefront of technological advances in water monitoring and management, Metron provides end-to-end solutions from domestic metering and submetering to billing integration for water utilities, and much more.
