CBRE Secures Industrial Lease at Clarion Gateway 27 in Aurora

CBRE has secured a 60,254-square-foot lease to Wisconsin-based RJ Schinner, a wholesale distributor of food service, paper, and janitorial supplies, at Clarion Gateway 27 in Aurora.

Located at 19080 E. 38th Ave. in Aurora, Clarion Gateway 27 is a recently completed Class A distribution building. Clarion Gateway 26 and 27 are the two newest additions to the 3.4 million-square-foot Clarion Gateway portfolio and total 488,211 square feet of industrial space. The project has one cross-dock building and one front-park rear-load building, with easy highway access and trailer parking on site. RJ Schinner will occupy the space in early 2024.

“Clarion Gateway 27 benefits from a prime location in the heart of the airport submarket, brand new Class A features and spec improvements to the building already in place,” said CBRE’s Tyler Carner. “We were able to work with RJ Schinner to utilize these existing improvements for a quick occupancy and we look forward to welcoming them to the project.”

The Denver metro area industrial market posted nearly 450,000 square feet of net absorption in Q3 2023, according to CBRE Research. Tenants have continued to seek high functional speculative space, highlighting a demand for new industrial projects, like Clarion Gateway 27, in the market.
