CBRE has been named the exclusive listing agent of the Lumber Baron Inn, a historic Bed & Breakfast and Event Center in Denver.

Monica Wiley and Jeff Wood of CBRE will represent the owners of Lumber Baron Inn in the sale of their property.

Located at 2555 W. 37th Ave. in Denver’s Potter-Highlands neighborhood, the three-story Victorian mansion was built in 1890 and has been restored to its original floor plan. The property is around 9,700 square feet and currently operates as a boutique bed & breakfast, wedding venue, and event space. The Lumber Baron Inn offers five guest suites with private bathrooms, a commercial kitchen, a 150+ person third-floor ballroom, and an outdoor courtyard. The property can be used as a private residence, a live-work operation, or as a hotel and event center.

“Owning a piece of history like this in Denver is an incredibly rare opportunity,” said CBRE’s Wood. “To find a property that has historic value, an original floorplan, and has already made a name for itself as a beautiful bed and breakfast and wedding venue is nearly unheard of.”

The property was originally built by John Mouat, a Scottish immigrant and the owner of Mouat Lumber, for his wife and five children. His company built more than 200 buildings from 1892 to 1898 in Denver. The third-floor ballroom originally hosted teas, dances and social functions of Denver elite through the 1890s and turn of the century.

“We wouldn’t be surprised if there was a buried treasure somewhere on the property,” jokes Joel Bryant, current owner and proprietor of Lumber Baron Inn.

The property is west of downtown Denver in an area with many other historic homes. There are many shops, restaurants and entertainment venues that are within walking distance of the property.
