On July 14, a Grand Opening event was held to welcome new residents to the Central Park Urban Living Condos, the first 100 percent affordable condominium project developed in Colorado since the state’s condominium legislation was passed. The 132 unit transit oriented condo project, developed by Northeast Denver Housing Center (NDHC), gives households in Denver the rare opportunity to own high-quality, affordable condominium housing in the highly desirable Central Park community.

Sales prices range from $139,500 to $169,500, serving households at 60% to 80% of Denver’s area median income as part of Denver’s Affordable Homeownership Program. All 132 units are under contract, with a waitlist of 100 households.

Central Park Urban Living Condominiums are located at the corner of 36th Ave and Central Park Blvd in Denver. The project was made possible through the efforts of Brookfield Properties, who generously donated the land, in collaboration with the non-profit developer Northeast Denver Housing Center, Cuningham Group Architecture, Palace Construction, First Bank, Denver’s Department of Housing Stability, and the State of Colorado.

The condos are located just minutes from the Central Park light rail station and over 13,000 square feet of commercial services and retail currently under construction. Each unit contains 9’ ceilings and large windows allowing natural light to reach all parts of the units, enhancing daylighting and views while decreasing energy cost and usage. All of the units have private patios, balconies, or Juliet balconies. An indoor/outdoor community club room is located on the northwest corner of the building for residents to utilize as a gathering space for social activities and rest. Benches and pedestrian scale lighting are scattered throughout the site to encourage relaxation in the common outdoor spaces.

NDHC is a forty-year-old non-profit community development corporation experienced in the design and construction of quality affordable housing. Organized in 1982 to serve the Denver metro community, NDHC’s mission is to create sustainable, healthy housing and development opportunities for underserved households through outreach, education and economic development programs and projects.
