Cushman & Wakefield recently represented San Francisco-based Graham Street Realty in the sale of Pyramid Pointe, a 120,449-square-foot multi-tenant office building in Englewood. The two-story asset located at 9777 Pyramid Court was originally built in the mid-1990s and partially renovated in 2016 and 2020. The property was 78 percent leased at the time of sale. The property was acquired by Certus, a local real estate firm based in Broomfield.
“Pyramid Pointe is a high-quality office asset conveniently located within the southeast suburban submarket in the front of the established Meridian International Business Park,” said Aaron Johnson, managing director. “The property offers flexible 40,150-sf floor plates in a 13,383-square-foot three-wing configuration able to accommodate both smaller and larger tenants. The property also features high-end finishes throughout including recently constructed spec suites, renovated lobby, fitness center and 4.6/1000 parking to meet the needs of today’s office tenants.”
“In addition, the property is positioned in a growing area with over 1,600 multi-family units currently under construction within a two-mile radius and thousands more anticipated to be developed in the years ahead at Lone Tree City Center, further cementing Pyramid Pointe’s location over the long term.”
Pyramid Pointe provides immediate access to Interstate 25 plus a quick connection to E-470. The County Line Light Rail Station is also a short distance away. The property is also convenient to an abundance of retail, shopping, restaurants, and recreational and outdoor amenities, including the Park Meadows Mall.
