Colorado Springs Healthcare Portfolio Sells to Denver-Based Partnership

A 241,232-square-foot flex/office/healthcare portfolio in Colorado Springs, known as Interquest I-IV, has sold to a Denver-based private partnership. The portfolio consists of four single-story Class A buildings located at 9925, 9945, 9950 and 9960 Federal Dr situated within the larger Interquest Business Park. A sale price was not disclosed.

At the time of sale, the portfolio was approximately 76% leased to a select tenant base of high-quality healthcare and technology tenants.

Cushman & Wakefield’s Aaron Johnson and Jon Hendrickson represented the seller.

“This is a best-in-class single-story asset positioned within the premier Interquest Business Park in northern Colorado Springs, offering strong in-place occupancy together with significant value-add potential,” said Aaron Johnson, managing director. “The construction and design feature quality architecture with flexible floor plates able to accommodate a wide range of tenants and uses including medical, technology, research and development, while its direct access (park and walk-up) creates a user-friendly working environment.”

Constructed in phases in 2001 and 2008/2009, the buildings are located at the intersection of Interstate 25 and Interquest Parkway. The location provides Interstate 25 identity and outstanding mountain views, as well as quick connection to the extensive executive and employee housing on Colorado Springs’ north side. It is also 10 minutes from downtown Colorado Springs and 30 minutes from metro Denver.

Johnson added, “Centura Health’s new St. Francis-Interquest Hospital is also under construction adjacent to the portfolio that will result in increased medical tenants in the market for the asset to capture.”

Interquest I (9945 Federal Dr) and Interquest II (9925 Federal Dr) carry LEED Silver Certification.
