Colorado Springs Office Building Occupied by Booz Allen Hamilton Sells for $9.15M

COLORADO SPRINGS – A Class A two-story 51,770-square-foot office building located at 745 Space Center Drive, currently occupied by Booz Allen Hamilton Inc., an American management and information technology consulting firm, was sold on April 12 for $9,150,000, or $177 per square foot, to a private individual.

Aaron D. Johnson and Jon D. Hendrickson, managing directors, of Cushman & Wakefield Denver’s Capital Markets Group facilitated the transaction.

“With Colorado Springs being the second largest aerospace economy in the country, 745 Space Center Drive attracted national investor interest. The proximity of the numerous military installations anchoring the industry are important for the tenant and to investors,” said Aaron Johnson. “The overall Colorado Springs market continues to attract national interest primarily due to its significant growth dynamic, educated workforce and low-cost alternative when compared to Denver.”

745 Space Center Drive is a single-tenant, two-story high-quality office space comprised of 51,770-square-feet with structured covered parking and exceptional access to Peterson Air Force Base, which houses U.S. Northern Command and North American Aerospace Defense Command (NORAD).

The office building was constructed in 2006 and was 100 percent occupied at the time of the transaction.
