On Tuesday, October 15, 2024, non-profit Community Housing Partners (CHP)
will mark the completion of Eagle Meadow Homes in Aurora at 3 PM. Please join Governor
Polis, Aurora Mayor Coffman, Arapahoe County Commissioner Holen and our partners to
celebrate welcoming 93 families into Aurora’s newest affordable housing community.
The 4.8-acre site is located at 14965 E. 2 nd Avenue, to the east of Sable Avenue and to the
northwest of the Aurora Municipal Center. This is the first phase of the phased development
of up to 141 units.
Eagle Meadow Homes is now leasing to households earning between 30 and 60 percent of
the Area Median Income (AMI), with the average income at 48% AMI. There is a combination
of 1, 2, and 3 bedroom units in order to deliver larger units to families with children: 23% one
bedroom, 51% two bedrooms and 26% three bedrooms.
The project is all electric and has roof-top solar panels to cover the common area utilities. The
unit amenities include E star appliances, in-unit washer and dryers, and patios/juliette
balconies. Property amenities include two playgrounds, community room with a computer
lab, and a community garden. A walking path loops the perimeter and overlooks the recently
improved Tollgate Creek.
CHP will have an on-site Resident Services Coordinator to provide referrals to resources,
after school activities, adult education and host events. All 24 of the units between 30-40%
AMI are furnished to help cut costs for families moving into their new homes.
The site is centrally located near shopping, employment, services, and Aurora Community
College. The nearest bus stop is at 2nd and Sable, only 0.25 miles to the west. The nearest light
rail is at 2 nd Ave and Abilene, just 0.6 miles west of the site. There are designated bike lanes
on E. 2 nd Avenue and the Highline Canal Trail is nearby.
“We found the site in 2018 and were awarded State Affordable Housing Tax Credits in 2021.
After six years of planning, designing and constructing, we’re excited to move families in.

The project was financed with tax credit equity from Enterprise Community Partners, loan
financing from the Banc of California, as well as soft loan/grant support from the Colorado
Division of Housing, Arapahoe County, and the City of Aurora. Aurora Housing Authority is
partnering to provide sales and property tax exemption. The $39+ million development is an
example of a well-coordinated public-private partnership.
