Boulder-based real estate investment and development firm Conscience Bay Company (CBC) has purchased Industry Denver, located at 3001 Brighton Blvd in RiNo, for $19 million. The 160,000-square-foot building will be rebranded as ‘Fabrica RiNo’ as CBC looks to make investments that unlock the property’s full potential and bring new energy to this area of the RiNo Art District.
Conscience Bay Company purchased the property from Clarion Partners. CBRE represented the seller and Conscience Bay Company was not represented.
“This is an asset that has played a pivotal role in shaping the RiNo Art District over the last decade-plus,” said Ben Woolf, director of commercial real estate investments at CBC. “We’re eager to continue the tradition of creative entrepreneurship in this historic building. By reinvesting in this space, we aim to restore it as a true destination – a place where teams are excited to come to work each day and collaborate in a uniquely RiNo environment.”
Originally built in the 1940s as a cold storage warehouse and later serving as the city’s primary food market, construction on the building to repurpose it for modern commercial use began in 2013. The building was one of the first major office developments in the RiNo Art District, paving the way for further growth and redevelopment along Brighton Boulevard, which mainly consisted of industrial properties at the time.
The building offers a flexible approach to work and gathering, with private offices, common areas, and turnkey spaces ranging from 500 to 12,000 square feet. Over 20 companies currently call Fabrica RiNo home, including Core Power Yoga, Snooze and Will Call, encompassing nearly 4 acres of office and common spaces.

To support tenant curation and experience, Conscience Bay Company will be bringing on CBRE’s Host Platform to manage the property, and the JLL team of Jamie Roupp, Bo Pitto and Maddy Stevenson will represent the landlord on leasing.
