DENVER – Construction is underway for the Modera LoHi, 132-unit, 191,592-square-foot apartment community located at 2555 16th Street in Denver’s LoHi.
Alliance Construction is continuing to excavate and haul off dirt, with hopes to reach the bottom of the hole for the foundation within the next few days. “Pull testing” of final tiebacks is beginning as well. Elco Drilling began to unload their drill rigs and set them up with in the hole this past weekend. At the same time, Alliance began unloading some of the needed rebar to support the drilled piers. The upcoming weeks will see the progression of the drilled piers, with shotcrete walls beginning after Christmas. During that time, Gilbert Contracting Inc. will be excavating core mat slabs, and Sol-Crete will be forming the core mat slabs/columns.
Mill Creek Residential Trust is developing the project, with Shears Adkins Rockmore leading design.
Modera LoHi consists of studio, one- and two-bedroom homes with an average square footage of 795. The podium plus four design will provide underground parking to residents, as well as other amenities including a lounge, fitness center, an outdoor deck, pool deck, and a rooftop deck with incredible views of Denver’s skyline.
Alliance team will be very busy with concrete pours in the coming weeks. Simultaneously, they are finishing purchasing, and working their way through the bulk of submittals. While the project is a challenge, Alliance has a great team and is motivated to produce a successful final product.
First move-ins are anticipated for September 2020.
