Construction Begins on Speculative Industrial Development at Dove Valley Business Park

Construction has begun on a two-building industrial development totaling 264,000 square feet, at Denver’s Dove Valley Business Park.

The development is the result of a joint venture between The Opus Group (Opus) and USAA Real EstateOpus is the developer, design-builder and the architect and structural engineer of record. Doug Viseur and Todd Witty from CBRE are marketing the project for lease.

The land, situated at the southwest corner of S. Potomac St. and S. Chambers Rd., was purchased by Opus in June of 2019 and the project is expected to be complete by spring of next year.

“We are thrilled to be part of USAA Real Estate’s first industrial venture in the greater Denver area,” said Sean Cummings, vice president of real estate development at Opus. “By combining our expertise and resources, we will both be able to further expand into the market and meet the demand of tenants in numerous industries with varied uses, including industrial, e-commerce, aerospace, manufacturing, food service, and more.” 

The development will provide convenient access to nearby freeways including I-25 via Arapahoe Rd., E-470 and I-225 via Highway 83. The site offers unique topography, providing users of the western building expansive and unobstructed views of the Rocky Mountains. The eastern building will be 117,000 square feet with 28-foot clear height, and the western building will be 147,000 square feet with 30-foot clear height. The project also offers abundant auto parking and an efficient shared truck court.
