Hines has the begun the construction of two Class-A, industrial distribution buildings in Loveland, the most active industrial sub-market in the region. The project, called Brands West, will be located at 5365 Byrd Drive and 5615 Kitty Hawk Drive and is expected to be completed in Q3 of 2022.
The project was designed by Powers Brown Architecture’s Denver office and is being constructed by Alcorn Construction. Hines has selected Peter Kast and Pete Kelly with CBRE to serve as leasing agent.
Totaling over 188,000 square feet, the project is located within the Brands West portion of Brands at the Ranch, a mixed-use development located on either side of I-25, just north of Crossroads Boulevard. Building 1 (5365 Byrd Drive) will be 107,200 square feet, 200-feet deep and feature rear load capabilities, as well as 32-foot clear height. This will be the first speculative building in this submarket featuring this clear height. Building 2 (5615 Kitty Hawk Drive) will be 81,000 square feet, 180-feet deep and will also have rear load capabilities and 28-foot clear height. Both buildings will feature oversized power and on-site amenities including a fenced basketball court and outdoor covered seating with sweeping mountain views.
With the Loveland location, the project is part of the northern Colorado industrial market, which has the second largest labor force in Colorado behind the Denver Metro and can access 1.1 million people in under 45 minutes. The area’s regional growth and market dynamics along with its forecast growing population, have attracted many Fortune 500 Companies and educational institutions to relocate here which is driving the demand growth for more industrial space.
