Headwaters Group, a vertically integrated real estate owner and developer based in Denver, today announced the groundbreaking of Aspendale Centennial, an active adult community located in Centennial. The project will provide much-needed active adult and senior housing to an undersupplied market.
Located at 13857 E. Arapahoe Pl., Aspendale Centennial will be a four-story, wood-frame apartment community spanning 203,653 gross square feet. The property will house 172 units, specifically designed for residents aged 60+, featuring a range of amenities, including extensive parking facilities, a fitness room, a community garden, a lap pool, a spa and more. The general contractor for the project is Crossland Construction. The architect is Santulan Architecture.

The focal point of the community will be a spacious two-story clubhouse, featuring 9,757 square feet of internal community amenity space where residents can expect robust lifestyle programming such as happy hours, walking clubs and fitness and art classes. Future residents can also expect state-of-the-art apartment units with modern furnishings, high ceilings, stainless steel appliances and more. Construction is set to begin later this month, with pre-leasing starting in October 2024. The first units are expected to be delivered in August 2025.
Located along Arapahoe Road 10 minutes east of I-25 and Parker Road, Aspendale Centennial will provide residents with easy access to main thoroughfares, as well as access to the area’s grocery stores, retail shopping, restaurants, medical facilities like Centennial Hospital.
Headwaters Group has three additional development sites under control in Colorado and four in Arizona which will break ground over the next 24 months. In 2023, Headwaters Group acquired an age-restricted apartment community in Salt Lake City.
