E5X Management, Inc., a leading real estate development firm with more than three decades of experience specializing in mixed-use, master-planned communities throughout the Denver metro area, has purchased the former Intermountain Health Lutheran Hospital property in Wheat Ridge. According to a special warranty deed filed in Jefferson County, E5X paid $60 million for the approximately 100-acre parcel that was home to the hospital for more than 100 years.
“The sale of the Legacy Lutheran Medical Center campus is a testament to Intermountain Health’s unwavering dedication to serving the Wheat Ridge community, which it has done for more than 120 years,” said Scott Peek, Intermountain Health Front Range market president, in a press release. “This significant step in the redevelopment of the Legacy campus aligns perfectly with our mission to enhance community well-being through thoughtful and strategic decisions.”
In May, Intermountain Health announced it had selected E5X as the developer to reimagine the property. At that time, the developer said it plans to develop around 1,200 to 1,500 residential units at the site.
“The chosen developer, E5X, mirrors Intermountain Health’s commitment to community well-being, said Chad Moynahan, Intermountain Health region director of real estate,” a press release said. “Their collaborative approach, in concert with the master plan adopted by the Wheat Ridge City Council in 2021, ensures that our mutual goal of fostering community health and prosperity will be realized,” Moynahan said.
In early 2025, the Wheat Ridge City Council voted to approve new mixed-use zoning regulations for the campus that include residential, institutional, civic, office and neighborhood-serving commercial uses, featuring low building heights next to homes and five-story buildings in the center, shorter than the existing hospital.
E5X’s previous projects, including Parkdale in Erie and Tanterra in Parker, primarily feature residential components, including single-family detached homes, townhomes, and multifamily residences, complemented by integrated commercial, office, and other compatible land uses. Each community is designed to support vibrant, livable neighborhoods and typically includes schools, parks, recreational facilities, and generous open space.
