Denver Developer Proposes Large Mixed-Use Project Near DIA

According to a concept plan submitted to the City of Denver, Denver-based developer The Pauls Corporation is proposing to construct a mixed-use development consisting of 1,175 units of for-rent apartments and townhomes, as well as 60,000 square feet of retail and hotels, on a 60.1-acre parcel of land at the northeast intersection of East 40th Avenue and Peña Boulevard.

Site location

The proposed project is part of the Gateway Park Development and is 1/2 mile north of the Airport Blvd and 40th Ave station platform on the RTD A-Line. The site is currently zoned for eight stories.

Plans submitted are preliminary and could change significantly. According to the city, the large development review applicability for this project will be determined on December 16. Godden Sudik Architects submitted the proposal on behalf of Pauls Corporation.

The particulars for this project include four 5-story apartment buildings, approximately 141 single-family rentals, roughly 57 townhome rentals, two 1-story retail buildings, two hotel buildings and a 4-acre park.

The intent for the residential lots is hoped to be as follows; Blocks 1, 3, 4, 5, 6, 7, 8, and 13 are intended to start vertical construction Q4 of 2021. Block 11 is intended to start vertical construction Q2 of 2022. Last, Block 12 is intended to start vertical construction Q2 of 2024.
