NavPoint Real Estate Group recently partnered with the Douglas County Board of Commissioners to secure them a new lease at 11045 Lansing Circle, Englewood. Set to open between the fourth quarter of 2024 and the second quarter of 2025, this 82,000-square-foot, stand-alone building marks the largest commercial real estate lease deal in Douglas County and the largest office relocation lease in metro Denver for 2024.
The new facility is strategically located in the Meridian International Business Center, offering exceptional access to E-470, I-25, bus and light rail access. This move supports the operational needs of the newly established 23rd Judicial District and enhances accessibility for residents across the County to the Douglas County Health Department.
Jeff Brandon of NavPoint Real Estate Group represented the tenant, which consolidates several county departments as well as the newly formed 23rd Judicial District. With a total lease value exceeding $35 million, the long-term agreement secures a 15-year term, with options for extension and building purchase, ensuring both immediate and long-term benefits for the County and its taxpayers.
Key Highlights of the New Facility
- Enhanced Efficiency: Designed with large, efficient floor plates, the building accommodates the operational and logistical needs of various departments, including Judicial District 23, Health Department, and Human Services.
- Accessibility: Conveniently located near major highways and public transportation, the facility ensures ease of access for employees and residents.
- Community Impact: By bringing 175 county employees to Englewood, the lease stimulates economic growth in the area, benefiting local businesses and communities.
- Cost-Effective Design: Features such as phased occupancy, free rent provisions tied to construction milestones, and an above-market tenant improvement package align with fiscal responsibility.
The relocation comes as a response to increasing service demands and the need to consolidate services into a more centralized, secure, and accessible location. The stand-alone building, located in a campus-like setting with extensive parking, also addresses security and operational concerns while fostering collaboration among departments.
This milestone demonstrates the county’s dedication to prudent financial stewardship and innovation in public service.
