Evergreen Devco Breaks Ground on First Industrial Building in Colorado

Evergreen Devco, Inc., a leading retail, multifamily and industrial development company, announced the first groundbreaking for its new industrial business line in Colorado. The 6.9-acre site, located at 8705 Rosemary Street in Commerce City, has been rezoned to I-2 and will soon feature a 54,600-square-foot grade-level industrial building with a three-acre outdoor storage yard.

“With this development, we’re providing much needed inventory for small and midsize businesses that require a grade level facility with outdoor storage,” said Brian Dietz, vice president of industrial development at Evergreen Devco. “Smaller industrial buildings with outdoor storage have become increasingly hard to find for users in the Denver market.”

Located strategically with convenient access to nearby highways, the grade-level facility will offer its future occupants grade level loading for a myriad of uses including local distribution, equipment sales and maintenance, and contractors that do not require the dock high loading seen in most newly constructed industrial facilities. Additionally, proximity to Commerce City Small Business Resource Center further enhances workforce opportunities.

Evergreen started its Industrial Development platform in 2021 with an initial focus in the Denver and Phoenix markets. Since entering the Colorado market in 2007, the company has earned a reputation as an industry leader in the state by becoming one of the largest active developers specializing in retail and multi-family.

Dietz, the leader of Evergreen’s industrial business line, states “The company is leveraging its extensive industry relationships to identify prime opportunities throughout the Southwest region and is currently engaged in over 70 retail and apartment projects in Arizona, Colorado, California, and Utah while pursuing further expansion opportunities within this asset class.”

Evergreen purchased the property in January for $3.5 million. Kirk Vanino and Matthew Nora with Lee & Associates will list the building for sale or lease. “This is an exciting project for our team because it’s a first of its kind, Class A, Industrial Outside Storage (IOS) facility; something no other developers have built to spec,” said Vanino. “Concrete tilt with drive-through bays, IOS at a highly visible intersection checks a lot of boxes.”
