25 North, a 70-acre master-planned industrial development in Thornton has secured a long-term lease for a full 135,000-square-foot building as part of the project’s Phase II currently under construction. The new tenant is Ferguson Enterprises, which sells quality plumbing supplies, HVAC products, and building supplies. Ferguson’s new freestanding facility is located at 14827 Grant St (Building 6) and is scheduled for completion in Q1-2024.
25 North is owned and developed by Denver-based EverWest Advisors LLC, an institutional real estate investment management firm, and Invesco Real Estate, a global real estate investment manager. When fully built out, 25 North will total approximately 935,000 square feet (sf) across nine Class A industrial, warehouse, distribution and flex buildings.

Currently under construction, the six Phase II buildings total ±596,575 sf and, including Ferguson, are 42% preleased. Phase I consists of three completed buildings totaling ±340,200 sf that are fully leased to a variety of prominent tenants including Sashco Inc. (121,000 sf), Meati Foods (76,463 sf), and Solid Power (75,022 sf).
All buildings have energy-efficient construction and feature 28’ to 32’ clear height, abundant natural light via skylights and clerestory windows, 60 mil TPO roof, ESFR fire suppression, efficient column spacing and bay depths, large truck courts and generous parking ratios.
