First Office Building at Cherry Creek West Begins Leasing

Denver-based real estate and community developer East West Partners and its Denver-based private equity partner Ascentris has announced the launch of leasing for the first office building at Cherry Creek West, the 13-acre mixed-use redevelopment project designed to reconnect the neighborhood to the creek and redefine how Denver works and lives.

Dubbed One Cherry Creek, the eight-story building will offer 200,000 square feet of Class A office space and 19,000 square feet of retail in the center of one of the most sought-after commercial markets in the country. The Cushman & Wakefield team of Nick Pavlakovich, Matthew Gautreau and Michael Pavlakovich will lead the leasing efforts for One Cherry Creek.

Designed to blur the line between indoors and outdoors, One Cherry Creek features floor-to-ceiling glass, private tenant terraces on every level and flexible, light-filled floorplates that support both focused work and collaboration. Tenants will have access to a robust suite of amenities, including a conference center for 80+ people, a private boardroom and a generous lounge and pre-function space.

The building is designed to achieve LEED Gold certification, reinforcing a commitment to sustainability and long-term performance. Wellness and connection are central to the experience, with an expansive 1,700-square-foot outdoor terrace, on-site fitness and showers, and secure bike storage. Surrounded by curated green space and over 50,000 square feet of food and beverage-focused retail within the first phase of Cherry Creek West, One Cherry Creek offers a dynamic, walkable environment, where work seamlessly integrates with dining, wellness and everyday life.

Cherry Creek West will span four city blocks from University Blvd to Clayton Lane and from 1st Ave to the Cherry Creek waterway. The new community will be the next chapter for Cherry Creek, by connecting and completing the neighborhood, embracing the creek, and celebrating the outdoors with significant open space. Phase 1 of the project will deliver approximately 400 residences, 200,000 square feet of office and 50,000 square feet of retail. When complete, Cherry Creek West will offer approximately 840 residences, 600,000 square feet of office space, 100,000 square feet of retail, and abundant underground parking with over 2,000 spaces.

One Cherry Creek is anticipated to be complete in the summer of 2029.
