Flywheel Capital Closes on $7.3M Sale of IOS Property

Flywheel Capital, a Denver-based vertically integrated commercial real estate investment, property management and asset development firm, has announced the disposition of its industrial outdoor storage (IOS) property located at 17805 S. Golden Rd. in Golden. The property sold for $7.3 million. The disposition reflects Flywheel Capital’s focus on enhancing underutilized real estate through targeted improvements and strategic leasing, delivering strong investment results.

“IOS has become a core focus for us, particularly in high-demand infill locations across metro Denver,” said John Fefley, managing director at Flywheel Capital. “We acquired this property with the vision of increasing its value through key enhancements. Securing Alpine Civil Construction as a tenant and facilitating their subsequent purchase of the property led to a highly successful outcome.”

Positioned on a 5.3-acre lot, the property features three distinct building structures totaling approximately 24,904 square feet. Flywheel Capital acquired the asset in September of 2023. Within 17 months of acquisition, the team successfully repositioned the asset through strategic improvements, including new carpet, paint, and LED lighting in the existing office space. Additionally, a roll-up loading door was added to the lower level of the main building, transforming outdated office space into a fully functional storage and shipping & receiving facility. During this time, Flywheel Capital also secured a long-term tenant and ultimately completed the sale through the tenant’s exercise of a purchase option.

Flywheel Capital was represented by Patrick McGettigan of JLL while Alpine Civil Construction was represented by Robby McClure of McClure and Associates Real Estate. Flywheel Capital’s total holdings currently exceed $360 million, spanning over 1.5 million square feet of office, industrial, and multifamily properties, along with ongoing and future development projects.
